1. Overview

This Privacy Policy applies to aspenalpineretreat.com (the “Site”), operated by HospitalityOS LLC (110 16th Street Mall, Suite 1460, Denver CO 80202; “we,” “us,” “our”). It describes what information we collect when you visit the Site or request access to the confidential investor materials for the Aspen Alpine Retreat at Ashcroft project, how we use it, and the choices you have.

The Site is a private, gated investor briefing — not a marketing or e-commerce property. We collect only the minimum information needed to verify your identity, deliver sign-in links, and track which materials you have reviewed.

2. Information We Collect

2a. Information you provide

• Name, email address, mobile phone number, organization — provided when you request access to the gated investor briefing.
• Notes or referral context — optional free-text field where you tell us how you came to the Site.

2b. Information collected automatically

• Engagement events — pages viewed, sections scrolled, time on page, clicks. Used to understand which parts of the briefing you have reviewed.
• Device identifier — a random string set in your browser to recognize your device on return visits (cookie).
• Network metadata — IP-based country (not precise location), browser user agent. Provided by Cloudflare as part of standard web hosting.

3. SMS & Mobile Messaging Terms

If you provide your mobile number to receive a sign-in link by text:

• What we send. Transactional, one-time sign-in links. No marketing, no promotional content, no third-party offers.
• Message frequency. Variable — only when you request a new sign-in link or sign in on a new device. Typically less than one message per session.
• Cost. Standard message and data rates from your carrier may apply. We do not charge you anything for the message.
• Opt-out. Reply STOP, STOPALL, UNSUBSCRIBE, CANCEL, END, or QUIT to any message to stop further SMS. Opt-out is processed immediately.
• Help. Reply HELP or email [email protected] for support.
• Carrier liability. Wireless carriers are not liable for delayed or undelivered messages.

4. How We Use Your Information

• Verify your identity before granting access to the gated investor materials.
• Send one-time sign-in links via email or SMS at your request.
• Understand which sections of the briefing you have reviewed so the project lead can have informed follow-up conversations with you.
• Communicate directly with you about the Aspen Alpine Retreat at Ashcroft project (typically by direct email or phone — not bulk marketing).
• Comply with our legal and regulatory obligations.

5. Sharing of Information

We do not sell, rent, lease, or trade your personal information.

We share information only with:

• Service providers we use to operate the Site — Cloudflare (hosting and security), Twilio (SMS delivery), Google (email delivery via Gmail). These providers are bound by their own privacy obligations and process your data only on our behalf.
• The project lead — Peter Mack and direct partners on the Aspen Alpine Retreat at Ashcroft project, for the purpose of having investor conversations with you.
• Law enforcement or regulators if required by law, court order, or to protect the rights, property, or safety of HospitalityOS LLC or others.

As stated in Section 3 above, mobile information and SMS opt-in data are subject to a stricter rule: they will not be shared with any third party or affiliate for marketing or promotional purposes, ever.

6. Cookies and Tracking

The Site uses a small number of first-party cookies and similar identifiers required for sign-in to function:

• A device identifier (so we recognize your device on return visits and don’t require a fresh sign-in each time).
• A short-lived sign-in token (so the magic link can verify and grant access).
• A session cookie (30-day lifetime) after sign-in is granted.

The Site does not use third-party advertising trackers, retargeting pixels, or analytics scripts that share data with advertising networks.

7. Data Retention

Contact records (name, email, phone, organization) are retained for as long as the investor relationship is active and for a reasonable period thereafter, typically up to seven (7) years for record-keeping. You may request earlier deletion at any time by emailing [email protected].

8. Your Choices

• Access. Request a copy of the information we hold about you.
• Correction. Ask us to correct anything inaccurate.
• Deletion. Ask us to delete your record. We will do so unless we have a legal obligation to retain it.
• SMS opt-out. Reply STOP to any text. Email opt-out: reply to any of our emails or use the unsubscribe link.

9. Security

We take reasonable measures to protect your information — encryption in transit (HTTPS), credentials stored in macOS Keychain, secrets stored as encrypted Worker secrets in Cloudflare, JWTs signed with a rotating secret. No system is perfectly secure; we cannot guarantee absolute protection.

10. Children

The Site is for accredited investors and other vetted business contacts. It is not directed at children under 13 and we do not knowingly collect information from children.

11. Changes to This Policy

We may update this Policy from time to time. The “Last updated” date at the top reflects the current version. Material changes affecting SMS practices will be communicated by SMS to subscribers in addition to being posted here.
